When should I expect my monthly rental payment?
We collect rent on the same day the rental contract began, which is typically the 1st of the month. Rental payments are processed every Thursday, so you can expect your payment shortly after the next processing date.
Do I need to make any changes to my home insurance policy?
We recommend that all property owners inform their insurance provider that Downtown Charleston Property Management will be overseeing the rental property. Additionally, we require all tenants to provide proof of active renters insurance coverage.
Who handles issues out of typical work hours?
We are available 24/7. We give you the owner's cell phone so the tenant and you can reach her at all hours.
Do I get to see the lease?
Of course — we’d be happy to share the lease with you for review before advertising your property and to discuss the details further.
What happens if the rent is late?
If rent is not received by the 5th of the month, we will issue a formal notice to the resident regarding the missed payment. Should initial efforts to resolve the issue prove unsuccessful, we will inform you promptly and begin appropriate action to recover the rent, which may include initiating eviction proceedings if necessary.
How do you evaluate potential tenants?
Every applicant must go through a comprehensive screening process, which includes evaluating credit history, criminal background, income verification, and employment status. One of our top priorities as your property manager is placing reliable, qualified residents in your home.
